Booking Conditions

A 50% deposit is required within 5 days of making a reservation to secure your booking, this is non-refundable. Any delay in receiving this deposit may result in us releasing the property back into our availability. Please note you must forward the full 50% deposoit within 5 days  there will be no refund of partial deposits if the required 50% deposit is not recieved within 5 days. of making a booking.

When we have received your booking and deposit we will send you a confirmation invoice, describing what you have booked. Your booking is subject to these booking conditions.

The balance of payment is due at least 8 weeks prior to arrival, failure to make this payment on time may result in the cancellation of your booking.

Should you wish to change any details of your booking once it has been confirmed, we will make changes where possible but cannot guarantee this.  A fee of £25 will be payable for any changes made to your original booking information

Cancellation Policy

If you cancel your booking the following terms will apply:

Cancellation 55 – 36 days prior to arrival 50% Refund of balance

Cancellation 35 days or less prior to arrival 0% Refund of balance

In the extremely unlikely event that we have to alter your accommodation we will make every effort to find you a suitable alternative.  If this is unacceptable to you or not possible we will return your money in full within 28 days.

Check in time is 2pm on day of arrival. Check out time is 10am on day of departure.  Where possible we will accommodate arrivals before this time should the accommodation be available.

Insurance
It is a condition of your booking that you ensure you have adequate Insurance for everyone in your party you must give us your policy number and details of Insurance cover along with details of your insurance company and contact details before the start of your holiday. This should be sent to us at least 4 weeks before your arrival. Failure to do so may result in cancellation of your accommodation. In this case no refund will be given.

We also advise that you take out an insurance policy to cover cancellation of your holiday and loss of deposit or other monies paid.

A damage deposit of  £100 in cash will be payable on arrival this will be returned in full upon departure as long as no damage, breakages or loss of keys have occurred. Should any damage occur you should report this to us as soon as possible. Should there be any damage or loss this will be deducted from your damage deposit. If damage or loss caused exceeds £100 you will be required to pay the full cost of the damage or loss

We take our responsibilities towards our Customers, Staff and Neighbours seriously. Any one who commits illegal or anti social acts maybe asked to leave their accommodation.  In this case no refund will be given. Circumstances Beyond Our Control "Force Majeure"
We shall not be liable for any loss or damage arising from any matter outside of our reasonable control this includes  (but not limited to) Acts of God, War, Civil Disturbance, Strikes or other Industrial Actions, Acts of Government. We cannot be responsible for noise or disturbance outside of your accommodation .We are not liable for any claims for personal injury, health problems of any kind, death or loss or damage to your personal belongings, however caused. Standards of Health and safety will some times be lower than those experienced in other countries .We shall have no legal liability whatsoever to you for any loss, damage, personal injury or death which you suffer arising directly or indirectly from any aspect of your holiday.
We do not claim that any accommodation is completely safe for children or those that require support. Care should always be taken, particularly around the swimming pool area, with supervision being given to children and those that need support. Swimming pool rules should be observed at all times. Please be aware ultimately it is your responsibility for the care and safety of yourself and the members of your group. You may experience interruptions of Power and Water supply. We are not responsible for these issues. We accept no responsibility whatsoever for any circumstances or problems arising from these issues.
If you have a concern or a problem, please inform us so we can do our best to resolve the issue where possible.  We cannot be responsible for any concerns that are not brought to our attention at the time of your stay. Our maximum liability in any claim will be limited to the amount received for your accommodation booking.
